KVN HOME is the architectural-plan collection of KVN Studio. We draw small, well-made houses and sell the drawing sets. Valley Home is the first.
A digital architectural drawing set, delivered as PDF. Not a house, not a kit, and not a permit. The set is the design, resolved to the point where a builder can price it and build it.
No. Many people buy the planning set before they have a site, to test whether the house is the right one and what it will cost. Once you have land, the building set is the version you adapt and permit.
Your local contractor. We do not build, and most jurisdictions require a licensed local builder to do the work. The set is drawn to be priced, permitted and built by your team.
Not yet. Every image of Valley Home on this site is a render — the house has not been built from this set. A related KVN Studio project in Pray, Montana is documented separately.
The planning set is a preliminary feasibility document — simplified plans, elevations, one cross section and general notes. Not for construction. The building set is the full architectural set, nineteen sheets, drawn for local adaptation and permit.
Simplified dimensional floor plans for both floors, simplified exterior elevations, a simplified cross section and general notes, as an instant download PDF. It is enough to test the house against your site and your budget.
Nineteen sheets: floor plans, foundation and slab plan, roof plan and details, exterior elevations, sections, the south window wall, building and wall sections, seven sheets of interior elevations, door and window elevations, the large cross section, the electrical plan, the site plan and the landscape plan. $1,500 for the planning set, then a $2,000 balance to step up — $3,500 in total, the same as buying the building set outright. The credit does not expire and nothing is bought twice.

No. Signing up puts you on the list for one email on October 1, 2026, when the plans go live. You buy then, or you do not.
Nineteen sheets in the building set, drawn at 1/4″ = 1′-0″ on D-size paper. The complete index is published before you buy, so you can hand it to a builder or an engineer.
Yes. Sheet A2.1, the exterior elevations, is published in full on the plans page. It is watermarked and not licensed for construction, and the title block is removed.

No. Stamping has to come from a professional licensed where you build, because every jurisdiction is different. The set is drawn to make that review fast.
Yes. Roof pitch, cladding and insulation are specified with options. Larger changes — a mirrored plan, a moved wall, a different footprint — are quoted before any work starts.
Yes. Valley Home releases in three configurations on October 1: single story, as drawn with the loft, and with the loft closed off as an upper floor with its own bathroom.
It is prepared for permitting and construction, but it is not a permit. Every build needs local adaptation to your site and code, structural engineering, energy compliance and plan review by your jurisdiction.
A structural engineer licensed where you build, a surveyor, and an energy consultant if your county requires one. Mechanical and plumbing design come from your trades.
Covered: the complete architectural design, dimensioned and detailed, with an electrical layout. Not covered: structural engineering and stamps, mechanical sizing and duct design, plumbing risers, energy compliance filing, site work, permit applications and cost estimating.
A cold, dry western climate. The assemblies are ordinary — insulated slab-on-grade, 2×6 walls, an air-source heat pump and HRV/ERV ventilation.
One build, on one site you own or control. You may share the files with your builder, engineer, subcontractors, lender and permit authority, and print as many copies as the work needs. You may not resell or publish the drawings.
Not on the same licence. A second site or a second unit needs a second licence — write to us and we quote it.
There is nothing to refund before purchase, since signing up takes no payment. Once a download has been issued the sale is final, because the product is a file.
