ENGINEERING AND SYSTEMS COVERAGE
Structural. Foundation and slab plan, roof plan, and building and wall sections are drawn as architectural intent. Member sizing, lateral design and any stamp are by a structural engineer licensed where you build.
Electrical. Sheet E1.1 gives outlet, switch and fixture locations. Load calculations, panel schedules and service sizing are not included. [ to confirm: scope of E1.1 ]
Mechanical. The set specifies an air-source heat pump and HRV/ERV as design intent. Equipment selection, sizing and distribution are by your mechanical contractor.
Plumbing. Fixtures are located on the plans and in the bath elevations. Supply, waste and vent design are by your plumber to local code.

How the credit works. Start with the planning set to learn the house — no call required. When you are ready, the upgrade balance is the difference, nothing more.

$1,500 planning set+$2,000 upgrade balance=$3,500 total — the same as buying the building set outright.

Buy the planning set

$1,500. Test the house against your site, your budget and your builder without committing to the full set.

Talk to your jurisdiction

Ask what a permit submission needs where you build, and who has to stamp it.

Upgrade to the building set

$2,000 balance. The full architectural set, at the point you know the house is going ahead.

Engage local professionals

Structural engineer, surveyor, soils and energy as your county requires.

Adapt the set

Site-specific foundation, climate detailing, code edition, and any changes you want to the house.

Permit

Submit the adapted set, answer plan-review comments, receive the permit.

Build

Bid the set, select a builder, break ground. We answer drawing questions the whole way.

Is the set ready for permitting?

The building set is prepared for permitting and construction. Local requirements vary, and a local engineer stamps the structural sheets — the set is not pre-stamped.

What is the difference between the two sets?

The planning set is a preliminary feasibility document — simplified plans, elevations and one section, not for construction. The building set is the full construction documents.

When am I charged?

On release, in October 2026. Nothing is charged today, and you can cancel before release by replying to the confirmation email.

Can I build it more than once?

Plan sets are sold for construction on a single site. Write to us for a second licence.

Can the house be changed?

Yes. The roof pitch, cladding and insulation are all specified with options, and larger changes are quoted before work starts.

Does the planning fee credit forward?

In full. What you pay for the planning set comes off the building set. Nothing is bought twice.
